The Division
The Property Department is committed to providing integrated, customer-centric, sustainable and cost effective asset management, development management, project management and facilities management services to the key Business Units in the Club.
Job Summary
The job holder is responsible to lead and supervise a technical team to ensure all the building and facility installations in good and safety operation. Not only plan, prepare, review and implement preventive and corrective maintenance work, but also require to co-ordinate and monitor consultants / contractors' performance and work quality. Other supporting works such as annual asset condition reviews, preparing annual budgets, capital works programs, purchase order procurement and payment works are required to follow up.
The Job
- Operate, maintain and improve the substantial building installations for the all quarters, buildings and residential flats and ensure all the buildings and facility installations are available for their intended use.
- Plan, review and maintain round the clock operation of all building installations to ensure that they are operated safely and efficiently in accordance with the company and statutory requirements.
- Plan, review and implement, SOP, preventive and corrective maintenance programs so that remedial actions can be taken immediately and effectively.
- Assist in conducting annual asset condition reviews, preparing annual budgets, capital works programs and operating budgets for the building installations and to ensure expenses are maintained within budgets.
- Engage and co-ordinate consultants and contractors and supervise their work to ensure their services are rendered competently, within budget and program according to service level determined.
- Provide fully technical support to property management. Require to establish technical design criteria, directs the preparation of technical drawings, specifications, quotation and tender documents and monitors work progress for minor alterations, additions and improvement works.
- Response emergency service call and then coordinate and attend emergency maintenance repair works on ad-hoc basis outside office hours.
- Prepare and follow up Purchase order Procurement and Payment works.
- Perform any other related duties as and when assigned by supervisor.
About You
- Higher Diploma / Degree in Electrical / Mechanical / Building Services Engineering / Building Surveying / Building Technology/Construction or other related discipline
- A minimum of 5 years of facilities / property management experience with, and which 3 years solid on-site experience and be conversant with building, building services, mechanical and electrical engineering technology.
- Registered Electrical Worker license A or above and Construction.Industry Safety Training Certification would be an advantage.
- Driving license, preferably.
