(Assistant) Building Services Inspector

Job Summary

The job holder shall be responsible for manage and monitor site coordination with contractors and consultants, administrative support across various departments, ensuring the smooth and efficient operation of the administrative office.  This includes coordinating communication, managing logistics, and delivering professional site monitoring and administrative support in accordance with the Club’s policies and standards.  The job holder also involves supporting a range of projects and compliance functions, while also engaging with stakeholders through various programmes and events.

The Job

You will:

  • Supervise the on-site and off-site MEP works. Monitor labour resources, progress, materials and equipment used on site
  • Identify and immediately report for any errors in, or any discrepancies found, among the documents
  • Maintain and update the filing systems as required by the Project Manager and his delegates
  • Check and report material and equipment compliance against contract requirements and acceptance on their delivery to site. Also, check delivered & installed materials & equipment, and ensuring the compliance with accepted & contract requirements; and maintain the site check records
  • Inspect and report the installed works on the workmanship, drawing approvals, installation requirements and maintain the site inspection records
  • Check and update the daily labour strength in relation to MEP works (including random compliance check of registered skilled workers & registered semi-skilled workers) and works activities on site, and report immediately any deficiency
  • Check the requirements under the “Construction Site Safety Manual” and relevant statutory parties are complied with
  • Monitor and report immediately any unavailable technical approvals, including drawings before the inspections of works to be covered up
  • Provide Site Progress Reports for Site Progress Meetings and BS/EM Coordination Meetings
  • Taking site photos on site progress of works installation and noticeable defective works and non-compliance of works
  • Witness and report the acceptance of all specified tests, and system performance commissioning of works and maintain the site test records
  • Provide and update all the time the list of outstanding and defective works
  • Monitor and report progress of Defect rectification and completion of outstanding / additional works, including testing and commissioning works
  • Check the readiness of MEP works operation and maintenance manuals and as-fitted drawings submitted by the Contractor, the Specialist Subcontractors and other Subcontractors
  • Arrange and attend the pre-hand over and hand over inspections with relevant parties, including inspections by FSD, Statutory parties, utilities services, users, clients’ departments, maintenance agents, etc. as directed by Project Manager.
  • Carry out any inspection works, prepare any site records and reports and witness any testing and commissioning works as required by the Supervisor and his delegates.
  • Maintain collaborative relationships across departments to facilitate smooth operations
  • Undertake other duties as assigned by Senior Manager

About You

You should have:

  • Higher Diploma or above in Building Services Engineering or Electrical Engineering or Mechanical Engineering or equivalent discipline
  • Minimum of 10 years of relevant site experience in project management or similar capacity of Assistant Building Services Inspector, preferably within sizable organizations
